WHAT IS TIMBER ROT?
Timber rot is a natural process of degradation within timber. The process breaks down the cellular structure of the material and leads to a loss of strength, durability and overall integrity of the wood.
The process starts with fungi spores landing on the timber frames and beginning to germinate. The thread-like structures of the fungi penetrate the wood and start breaking down certain elements within the structure. As the fungi continue to work their way through the wood, it becomes weakened, discoloured and can develop a musty odour. As the decaying process develops, the timber can start to crumble, losing its structural integrity.
WHAT CAUSES ROT?
Several factors contribute to timber rot.
The first is fungi, as this is the primary agent that eats the wood and causes the decay of the timber. Without these spores, the timber is likely to stay strong and structurally sound. There are various types of fungi, brown rot, white rot and soft rot fungi, all of which feed on the cellulose and lignin within timber.
The second factor is moisture. Fungi need a certain level of dampness to thrive. If the timber is exposed to excessive humidity, water leaks, or long periods of damp conditions, spores have the perfect environment to start the rotting process.
Finally, poor ventilation will amplify moisture and contribute to the process of timber rot, as it will promote the growth of fungi.
STEPS TO PREVENT TIMBER ROT
However, these causes are preventable should the right steps be taken.
IMPLEMENTING PROPER VENTILATION
Ensure there is proper ventilation surrounding the timber structures and around the property. This can be done by installing or replacing extractor fans in the bathroom and kitchen to ensure the warm, moist air can escape rather than pooling on the wooden surfaces.
If the property is prone to condensation and other damp issues, you can further enhance ventilation using a modern sub-floor vent (air bricks) and keep bathroom and kitchen doors closed when being used to prevent moisture from spreading throughout the house.
DAMP-PROOFING YOUR HOME

If you have external timbers, you can prevent timber rot by treating them with waterproof paint or a damp-proof membrane.
These will prevent water from soaking in and creating an environment for fungi to grow. When doing this, it is important to pay particular attention to any joints and seams, as these can easily be forgotten and let moisture in, defeating the rest of the work completed.
