Wet rot requires a moisture content of 50% or more in order to grow on your timbers and is therefore most commonly the result of faulty plumbing or leaky pipes and guttering. On the other hand, dry rot only requires an air moisture level of around 28% to take hold and 20% to stay active. Dry rot also tends to develop in hard to spot places, such as in underfloor cavities and attics, giving it plenty of time to cause damage before it is noticed.
Wet rot is unable to spread through masonry and can only spread to nearby damp timbers. This keeps the area affected and damage caused by wet rot relatively localised.
